provide a thorough Home Inspection, that can take anywhere
from 2 - 3 hours or more, depending on age/sq. ft. of the home.

invite clients to attend the home inspection with me, to
assist in clearly communicating any issues.

I typically only do one inspection per day, and take my time with your
inspection.

I may use several high-tech tools that other inspectors might not, from
competing inspection organizations.
I feel these may be necessary for your
safety.

For Full Home Inspections, I comply with the
InterNACHI standards of practice, so you know what I'm expected to perform.
Full
Inspections will cover the following items:
Roof, vents,
flashings, and trim.
( I typically walk the roof, for closer examination, weather
permitting) Gutters and downspouts.
Skylight, chimney and other roof penetrations.
Decks, stoops, porches, walkways, and railings.
Eaves, soffits and fascia. Grading and drainage.
Basements, foundations and crawlspaces.
(I
typically enter crawl spaces) Water penetration and foundation movement.
Heating systems.
(I can test for Noxious Gas leaks, and Carbon Monoxide
presence) Cooling systems. Main water shut off valves. Water heating system. Interior plumbing fixtures and faucets. Drainage sump pumps with accessible floats. Electrical service line and meter box.
Main
disconnect and service amperage.
Electrical
panels, breakers and fuses. Grounding and bonding. GFCIs and AFCIs. Fireplace damper door and hearth. Insulation and ventilation. Garage doors, safety sensors, and openers.

*Investor
Walkthrough consultation - For
savvy property
investors who don't need or want a "full" home inspection,
and are just looking for a second opinion on what may need to
be replaced or repaired, to bring the property to a saleable
condition,
we offer a low cost Investor Walkthrough consultation.
This event does not provide a binding contract, nor any written report, nor any documentation.
The Investor Walkthrough is not an inspection, and nothing will
be tested during the walkthrough.
The consultation is basically an opportunity to walk through a
potential investment property, along with a seasoned
inspector who will give verbal assessments of the homes major
components. The Investor is encouraged to take notes,
and ask any questions they may have about what they may see
during the walkthrough.
We can provide trusted contractor business referrals as needed,
for any systems and components
being viewed.
Please understand that this does not constitute an "Inspection"
and does not comply with any industry organizations
standards of practice.

We cannot fully test all appliances and plumbing fixtures, unless the house is fully
functional.
If the home was a foreclosure, or has been "winterized", we advise that you check with the seller or sellers realtor,

make sure that the services will be available for your
scheduled
inspection.
